If you're feeling all cooped up with your little chickens, it might be time to get creative. We thought you might enjoy an old tried-and-true recipe children have loved for generations. No, these aren't originals, but they've been in circulation for so many years we all feel a little like they're our own.
You're kids would probably love to be climbing, playing, climbing and jumping at Cedar City's Park Discovery or the <a href="https://www.cedarcityonline.com/blog/fishing-fun-at-kids-pond-on-cedar-mountain/" target="_blank">kids pond on Cedar Mountain</a>. That's a hard, "No" due to the ever-looming threat of Covid-19. There's no doubt they would like to be swimming at the city's aquatic center, playing at the lake, visiting one of the many surrounding state and national parks or seeing some friends in their <a href="https://www.cedarcityonline.com/minersville/" target="_blank">Minersville Homes</a>.
We thought we'd throw you a little lifetime with the hope that:
You'll get a little nostalgic
You'll start feeling creative and want to play too
Kids will stay out of your hair for 20 minutes
Those babies will hone their fine motor skills while playing
You will make up inventive educational <a href="https://www.123homeschool4me.com/40-color-recognition-activities_39/" target="_blank">games involving color identification</a>, counting, shapes, letters, cooperation, design and more
This play clay is soft, pliable and it stays workable when stored properly. This recipe is great for use with cookie cutters. It's great for making shapes, rolling with a rolling pin, crafting funny faces creating characters. It's not a good one for making and baking shapes you intend to keep for the next generation because it's intended to stay soft and pliable. It just isn't going to get hard without cracking and breaking.
PLEASE NOTE: Due to the easy spread of Covid-19 and other viruses, please have children wash their hands thoroughly with soap and water before playing with and sharing the dough.
Start by setting out all the ingredients and tools you will need.
Flour
Salt
Cream of Tartar
Water
Vegetable Oil
Food Coloring
Cast Iron Frying Pan
Wooden Spoon
Wooden Cutting Board
Measuring Cups/Spoons
Cooked Play Dough
1 C Flour<br />1/2 C Salt<br />2 tsp. Cream of Tartar<br />1 C Water<br />2 Tbs. oil<br />1 tsp. Food Coloring
In a cool frying pan stir together the dry ingredients (flour, salt and cream of tartar). Set it aside. Mix together the water, oil and food coloring. Set the pan on the stove and turn it on medium heat. Immediately begin pouring the water in. Do it slowly and stir it with a wooden spoon. Be sure to scrape the bottom of the pan and continue stirring until you have dumped in all the water. Continue stirring until the dough rolls into a ball. Keep the ball moving and roll it until there are no apparent wet, sticky spots on it. Remove the ball from the pan and set it on a heat-resistant cutting board to cool. This will be pretty warm. Kneading it now is a job for an adult. It will cool faster if you cut the ball into quarters and knead each quarter individually.
NOTE: Normally, we would recommend you store this dough in an airtight container in the refrigerator. Given our current efforts to keep germs and contaminates to a minimum, you might want to throw the dough away after the children are finished playing. It's inexpensive and easy to make the next time you want to play.
<br />In addition to being an entertaining activity, play dough can be educational. Following are some simple ways to make at-home play educational.
Make multiple different colors of dough and practice naming the colors.
Discuss emotions and create faces out of play dough to illustrate each emotion.
Create numbers with play dough.
Practice math equations with play dough numbers.
Learn about animals and craft the animals you discuss out of play dough.

Do we need fair housing in Cedar City? The short answer is: “Uh, yeahh.” The long answer is a little more complicated, but comforting if you are among one of the many demographic groups that have suffered housing discrimination.
The Civil War brought about myriad changes including a whole new mindset that led people to reconsider the matter of equality on many different fronts. When the war ended, Congress passed the Civil Rights Act of 1866. The law was one giant leap forward in an effort to quell discrimination. In essence, it became illegal to discriminate against those wanting to buy, sell, lease or convey real property on the basis of race or color. The sting of war remained during this time and the law forwarded the cause of equality; but, the law was vague, ambiguous and hard to enforce.
Fair Housing Act Strengthens U.S. Resolve
<br />In 1968 Americans strengthen their resolve to bring about equality. <a href="https://www.justice.gov/crt/fair-housing-act-1" target="_blank">The Fair Housing Act</a> broadened the 1866 law’s reach and included several more minority groups clearly suffering from inequality. The Act built upon the foundation of the Civil Rights Act and defined a new set of protected classes including the following:
Race
Color
Religion
Sex
National Origin
So, what’s the big deal? Discrimination is painful (emotionally, mentally and physically in some cases). It left certain groups of people without proper or adequate housing based on the whims of those who still thought it perfectly acceptable to offer housing to certain classes of people and not others. This abuse came about in so many different forms and prior to this act, there really was no way to legally challenge shady dealings.
Discrimination is a Big Deal
<br />So, say you’re a woman in need of an apartment near the center of town so you can easily commute back and forth to work. You find the perfect property at a price you can afford. It appears to be available, so you fill out a lease application and deliver it to the landlord or property manager. When he realizes you are a woman, he announces the apartment is already leased. The next day, your male co-worker applies to rent/lease the exact same apartment and suddenly it’s available. He’s in. You make a similar salary and both have a great credit history. Unless there is some factor beyond gender that caused the landlord to select one tenant over another, that’s discrimination.
Or, what if you leased an apartment and the owner learned you practiced a different religious faith so he altered the terms of the rental agreement even after you had signed?
Imagine you are a person of color and you negotiate for a <a href="https://www.cedarcityonline.com/blog/5-reasons-your-home-isnt-selling/" target="_blank">home for sale in Summit</a> with the property seller by mail or over the phone. You show up to inspect the home, he sees you are of a different color and refuses to show the home to you or suddenly cancels the sale. It happens all the time.
What would if feel like to read a classified ad for a townhome for rent that specifically excluded people of your nationality?
The Fair Housing Act sought to address all these scenarios and more. In 1988 the Fair Housing Act was amended to include two more protected classes that made it illegal to discriminate on the basis of familial status or handicap.
Over time, Congress further addressed the issue of discrimination by requiring certain laws for accessibility and adaptability. Stiff penalties including monetary fines and threats to licensing were all a part of the package that set out to get tough on discriminatory practices. There are now similar laws (the Equal Credit Opportunity Act of 1974) that protect classes from similar discrimination.
Don't Let it be You
<br />Most Americans participate in the acts of renting, leasing, buying and selling real property. It's Christmas Eve and I'm feeling a little sentimental tonight. It's been a wonderful 2019 and I don't have anyone to blame for that but my friends and neighbors. Sometimes I look around me and wonder, "Just how did I get so darn lucky?"
I don't need Santa to go getting stuck in my chimney. Here in one of the most beautiful places on earth, Cedar City, Utah, I have everything I need.
Mother Nature must have thought <a href="https://utah.com/southern-utah-scenic-tours" target="_blank">Southern Utah</a> was pretty special. The life and beauty she blew into our surroundings is nothing short of miraculous. Red Hills, tall mountains, water (albeit never enough), wildlife and pristine canyons people travel from all over the world to see - I live here - I don't have to travel more than 15 minutes to <a href="https://www.cedarcityonline.com/blog/outdoor-activities-in-and-around-cedar-city-utah/" target="_blank">see some of the most beautiful country</a> on earth.
My <a href="https://www.cedarcityonline.com/cedar-city/" target="_blank">Cedar City home buying and selling</a> business is thriving. You know why? Because I have built a network of fun, friendly people who have learned to trust me and depend on me for their real estate needs. People I have known all my life, people I just met yesterday, Cedar City is a magnet for those who love our good old-fashioned family-friendly lifestyle and I couldn't be more grateful.
Children here are likely not aware yet of just how lucky they are to have a village around them prepared to educate, entertain and inspire them in more ways than I'm sure I will ever be able to imagine.
Our city leaders are aware of our community and strive every day to improve the quality of living here and I often wonder just how much better it could really get.

Thousands of spectators (and sheep) flocked to the <a href="https://www.cedarlivestockfest.com/" target="_blank">Cedar City Livestock & Heritage Festival</a> Saturday for a fun-filled day of good old-fashioned Western activities. The Sheep Parade is a favorite without a doubt in this Southern Utah Community that treasures its hometown feeling.
You know, the rich history here is so engrained in the hearts and minds of Iron County residents that I'm pretty sure this community will maintain its small town atmosphere no matter how much the population grows.
Sheep wagons, antique tractors, trucks, horses and - sheep of course - paraded down Historic Main Street to the delight of an audience made up of people of all ages. The tradition began in about 2007 when Zions Bank invested in a major show of support for farmers and ranchers throughout the county by footing most of the bill for a week of poetry, Dutch oven cooking, music and entertainment. The event, coordinated by the Utah State University Extension Service and countless local businesses including farmers and ranchers has grown consistently since then. It takes place every year in late October - the time when cattle and sheep ranchers traditionally bring their livestock down off Cedar Mountain summer range to winter range in the desert valley.
A Dutch oven cook-off is a crowd pleaser (and for $5 a person you can sample every dish). Vendors gather throughout the Cross Hollows Arenas including the Iron Rangers Arena and the indoor Diamond Z Arena with country wares from quilts to lamps to wooden furniture. If you want to get a lamb burger, you'd better get there early because the line to that food vendor is usually a mile long! If that doesn't appeal to you, try a funnel cake, giant corn dog or one of the many other treats available there for sale.
Sheep dog demonstrations are a real thrill. Yes, those dogs really do work and the training to hone their herding skills is absolutely phenomenal.
A petting zoo features rabbits, goats, sheep, kittens, ponies, draft horses and more.
It is traditional for cattle and sheep herders to live out their days in what is commonly referred to as a "sheep camp." These camps are trailers that hitch to a truck for easy-pulling as livestock is moved from one grazing spot to another - and herding cattle and sheep is much different than <a href="https://www.cedarcityonline.com/blog/an-easy-day-hike-to-spring-creek/" target="_blank">taking a modern day hike</a>! Many have been dragged through multiple generations and are on display at the festival.
Rodeo events carry on throughout the day at this, one of the Festival City's most popular festivals. Tractor pulls for adults and peddle tractor pulls for the kids pit good friends and whole families against each other in friendly competition.
Now, I know it all seems like fun and games. The truth is, there's a whole lot of education going on here too. Sure, the children learn all about livestock. They are treated to wool shearing demonstrations, craft demonstrations and lessons about our communities special members who perpetuate memories of the past like Utah State University Extention Agent Chad Reid, who has kept this event alive and growing for years. Even the Frontier Homestead State Park Museum gets involved with demonstrations and tours.
The most important lesson in my estimation? It's a clear picture of the past, present and future coming together in perfect harmony. It's a deep understanding of our precious Western culture and the desire to preserve a lifestyle that helped, helps and will help this community bond together in any weather.

Southern Utah University made its <a href="https://www.cedarcityonline.com/cedar-city/" target="_blank">home in Cedar City </a>long before I was a twinkle in anyone's eye. Sometimes I forget just how much impact this major Utah institute of higher education brings to the community. The list seems endless, but I'll attempt to give you a taste of what it brings to a flourishing city tied indelibly to its pioneer roots:
Access to higher education

Bolstered economy
Exciting athletics
Educated workforce
Fine arts
Young population
Educated residents
Crucial growth
I could go on and on; but, what struck me today as I strolled across campus was the overwhelming sense of pride Southern Utah University has instilled in Cedar City residents since it became a part of the landscape in 1897 as Branch Normal School. Citizens fought through the raging winter to ensure their town became the host of a very important Utah institution. Although the original founders have long since passed, that pride has only become more contagious as the university expands its academic, cultural, scientific and athletic offerings year after year.
A Look Inside Our Pride
<br />Southern Utah University offers a whopping 145 undergraduate programs and 18 graduate and certificate programs in six academic colleges.
With enrollment of more than 10,300 (10,245 in 2017), this institution has a huge impact on our community.
The Princeton Review's "Best Colleges: Region by Region," and "Best Value Colleges" boards have recognized SUU multiple times!
"One of 40 public schools to be included on U.S. News & World Report's annual collegiate ranking, SUU is ranked in the top tier of all universities in the West, for its strength at both the undergraduate and graduate levels of education," according to <a href="https://www.suu.edu/general/accolades.html">SUU's Accolades</a> web page.
Year after year the university has earned the distinction of being ranked in the top 100 of the more than 8,000 accredited four-year colleges and universities across the nation.
It was even named the most "Outdoorsy University" by Outdoor Nation two years in a row (2015-16 and 2017-18) and remains the reigning champion!

Southern Utah University maintains some of the most beautiful scenery in an already-stunning <a href="https://www.cedarcityonline.com/blog/cheap-and-easy-things-to-do-around-cedar-city-utah/" target="_blank">community with plenty to do</a>. Historic buildings help our community honor its history. New buildings help us march toward very bright future. Stunning green space reflects the awe-inspiring natural surroundings. Inspiring statues grace the campus with reminders of great thinkers of the past who helped shape our collective mind and still inspire us today.
You don't have to be a student to enjoy the towering pine trees, bright flowers, strategically-placed quiet spaces and thoughtful architecture across the entire campus. If you're ready to sell your home - really ready - you and your real estate agent will sit down and take some time to explore presentation and marketing options.Your reason will discuss ways to <a href="https://www.cedarcityonline.com/blog/preparing-your-cedar-city-home-for-sale/?caa=true">prepare your home to sell</a> and explain the selling process. When it comes time to discuss holding an open house (or multiple open houses), take these factors into consideration.
The Good News
1. An open house is a good way to get people to come in and actually experience your home first hand. People who might not otherwise want to bother a buyer's agent to walk them through it will often come to an open house.
2. Word of mouth is a great form of advertising. Even if people who are just curious come to your open house (and not necessarily looking for a new home) are sure to discuss it with friends and neighbors. Encourage them to share their positive thoughts on social media and the exposure stretches even further.
3. Your Cedar City open house will be a good way to show your home to multiple people at once. That could ultimately save time and the hassle of showing it over and over again.
4. Your open house marketing campaign is one more great way to show off your home in flyers, brochures and on the internet. Marketing is a crucial element when <a href="https://www.cedarcityonline.com/cedar-city/" target="_blank">selling a Cedar City home</a>.
5. If you use creative (but professional) local methods of advertising including signs and balloons, your neighbors are sure to take notice. It's a way to officially announce your house is on the market.
The Bad News
1. First and foremost you need to consider a potential security risk. Remove any valuables from your home before you open it up to strangers who might not have your best interests at heart. When you invite strangers to meander through your home, you might be inviting trouble.
2. In Cedar City families are extremely busy. They tend to run to school and church events, sports, extracurricular activities and work-related activities. Large families are especially busy. It can be difficult to find a date and time that is convenient for people to take time out of their busy schedules to attend an open house.
3. Open houses tend to attract more lookers than buyers. That's okay, for all the reasons discussed above, but people who are curious about the inside of your home will often attend just to satisfy that curiousity.
4. You will be asked to leave your home during the open house. People are enticed by the opportunity to peak in all the rooms and explore all the wonders of your home freely. If you are uncomfortable with that, discuss it with your <a href="https://www.nar.realtor/" target="_blank">Realtor</a> (i.e. me) to come to a mutually beneficial resolution.
5. Preparing your home for an open house can be a pain! Realtors get it. Outdoor recreation is Southern Utah's specialty! <a href="https://www.cedarcityonline.com/blog/frontier-homestead-state-park-living-history/" target="_blank">Iron County</a> is home to multiple outdoor recreation sites including parks, museums, lakes, hiking trails and more. Three Peaks Recreation Complex is a rare site that combines opportunities to meet the needs of ATV riders, campers, gun enthusiasts, rock crawlers, model airplane buffs and even disc golfers!
Massive granite boulders grace this high-desert playground along with volcanic rock formations and vegetation that helps keep things cool during Southern Utah's hot summers. Campers, bring your RVs and tents. Whether you are camping with a large group or camping solo, there's a perfect spot for you to build a fire, barbecue a steak or two and rest your weary head.
Residents of Cedar City, Iron County and the surrounding rural areas work hard; but, they play hard too and there is no better place for the kids to play. If rock climbing and bike riding aren't enough, large picnic pavillions are equipped with playground equippment.
The <a href="https://www.visitcedarcity.com/three-peaks/">Cedar City~Brian Head Tourism Bureau</a> boasts the following attractions at Three Peaks Recreation Area:

27 miles of mountain bike trails
42 miles of OHV routes that zigzag over 6,500 acres
Picnic areas with tables and approved fire rings (many tables are covered

The recreation trails are opened year-round! The creation of this complex is the result of cooperation with the Bureau of Land Management (BLM), Iron County and Cedar City. The area was first made popular by rock-crawlers who found the granite swells and sandy soil challenging and therefore thrilling! Adventure-seekers travel from all over the country to drive the trails and challenge each other to impressive rides over the rocks.

It's Easy to Find!
The complex signage is excellent. You will find all this and more just about 10 miles west of Cedar City.
Cedar City Brian Head Tourism Bureau Recommends this route: "Head north on Cedar City Main Street to Midvalley Rd, turn left (west), stay on Midvalley all the way to Three Peaks."
The road to the complex is paved and well-maintained. There are dirt roads throughout the area, so if you dare visit in the winter, beware of muddy roads.

The improved trails make family fun safe and exciting.
Why do they call it "Three Peaks?" It isn't all that evident when you're actually at the complex, but from miles away (looking west from the nearby town of Enoch) you will see three distinct peaks that literally glow when the sun sets behind them. The scenery is spectacular.
Yes, You Can Still <a href="https://www.cedarcityonline.com/cedar-city/three-peak/" target="_blank">Buy Lots and Homes Near Three Peaks</a>
Because this is a developing area, you can still buy lots and occassionally existing homes for sale. The city, county and BLM have great plans for this area and I highly recommend getting in early as land prices are likely to increase significantly as our community's dreams come to fruition!

There's just something about a University town that will help keep you young! If you're looking for a fun, youthful atmosphere and a great wood fired pizza, The Pizza Cart (1190 S. Sage Dr, Suite B, Cedar City, UT 84720) should be your first stop in Cedar City! Craving something sweet too? Gelato in many flavors will take care of that.
The Pizza Cart is reasonably-priced, offers great variety, very friendly service and the modern "Old World Italy" atmosphere is a delight. On a Thursday night this place was packed with conossuiers of all ages. Fair warning, once you open the door and succumb to the wafting scent of pizza baking in a very cool wood fire oven, there is no turning back.
Dine inside and watch the cooks swing dough or slip out onto the charming patio - uplifting music, classic pizzeria lighting and antique-looking decor make for great conversaiton. You won't mind waiting for your fresh-baked Pizza Margherita with "red sauce, chunks of fresh mozzarella cheese, fresh basil, olive oil and kosher salt," (yeah, I read at the menu). Pretend like you're in Naples if you like because that's just what it tastes like! Starving? Start with a Greek Salad or any of the amazing appetizer offerings there. Okay, don't die. This creamy, gelato is the perfect way to top off an evening. It comes in a variety of flavors and melts in your mouth. Don't wait until you're ready for a full meal to try this treat. The gelato is worth a special trip.

I did a little poking around on <a href="http://cedarcitypizzacart.com/about-us/">The Pizza Cart's website</a> and learned it's been at home in Cedar City since it originated in what is now Ace Hardware's parking lot at 165 S Main. And though they don;t deliver to the <a href="https://www.cedarcityonline.com/cedar-city/" target="_blank">homes in Cedar City</a>, you can order online and pick it up.
Jason and Cindy Murray built their first wood-fired pizza oven out of clay from their own back yard in 2009. Today their business is thriving by bringing a little taste of Italy home to Southern Utah. One of the best ways to prepare our youth for the future is to teach them about the past. Frontier Homestead State Park in Cedar City is more than a history lesson, it's a hands-on learning adventure complete with a 250,000-pound steam shovel adjacent to the front door! There are no "do not touch" signs on this monster; in fact, families are encouraged to climb it and take a look inside! It's like the Union Pacific caboose - it's all part of a "definitely do touch" thrilling environment.
Inside the main building you will find a museum of historic relics that tell the stories of pioneers that settled here to mine Iron from the mineral-rich hills. Examine pioneer gems that tell a tale of the struggles and victories of souls determined to make their <a href="https://www.cedarcityonline.com/communities/" target="_blank">homes in Iron County</a>. Trust me, a move to Cedar City is much easier today!
Learn the important rolses Native Americans played as the area's earliest residents. You might even get to see the giant teepee on display during the summer.
Witness ancient wagons, horse-drawn carriages and even a horse-drawn hearse. These well-preserved pieces of history are displayed in an inviting and thought-provoking environment for would-be historians of every age.
Park currators rotate art exhibits and show off local works we're all proud of. What I love most is when they bring history to life! Children learn to weave rugs, wash clothes in a wash tub with a scrub board, pan for gold, load a wagon and so much more!
Outside, well-preserved buildings depict the pioneer and native lifestyles. Imagine seeing an actual beehive-shaped charcoal oven and a real blast furnace water wheel. Hear the story of the Hunter Home relocated its original Cedar City location.

If you’ve been bitten by the home ownership bug, congratulations! Owning a piece of <a href="https://www.cedarcityonline.com/cedar-city/" target="_blank">Cedar City real estate</a> is a worthy dream. I find nothing more satisfying than helping someone find their place in Southern Utah’s Festival City. Dreams really do come true. Unfortunately, if you buy before you’re ready, home ownership can become a nightmare.
Hey, I’m a real estate broker; I am the last person you would expect to try to talk you out of buying a home. More importantly, I’m a friend, a community member and a neighbor. I need my clients to be satisfied – no, thrilled – with their decision to embark on the journey that is home ownership. That’s why, I implore you: “Be Prepared.”
What if the Market is Great? Should I Jump In?
While timing is very important and <a href="https://www.cedarcityonline.com/blog/mid-year-cedar-city-housing-market/" target="_blank">Cedar Cty real estate market conditions</a> are an important consideration, your personal readiness is paramount. We can talk about your potential return on investment. We can talk about historically low interest rates. We can talk about potential community growth and the impeccable quality of life in Southern Utah. We can discuss opportunities for higher education, cultural enrichment, commerce and potential employment but, the most important discussion you and I can have is: Are you ready?
Your Slice of the American Pie
I’m dedicated to helping you get your slice of the American Pie. Before we discuss ways we can do that, let’s talk about the potential benefits and drawbacks of renting a home.
Renting: The Good News
Short-term commitment. Depending on the term of your lease, you could be committed to living in a rental property for a month to two years. Some leases go longer and vacation rentals allow people to literally rent for a day. We’re not talking about vacation rentals here.
Lower up front cost. While you will most likely have to pay a deposit (and sometimes first and last month’s rent), it can be much more affordable to get into a rental home than to actually buy one. There are many low or no down-payment programs out there for home buyers, and we will talk about that too.
“Not my problem.” When you rent a home (short of damage you caused directly), the owner traditionally foots the bill for routine maintenance, upgrades and in some cases even yard care. Renting a property is fairly care free if you do your part to keep the home clean and in good repair while you are living there.
Foot-loose and fancy free. As long as you honor your agreement with the home owner (or property management company), you get to walk away at the end of your lease without further obligation.
Opportunities arise. Say your employer offers you a killer position across the country. You could be able to negotiate your way out of the lease by subletting or sitting down with your landlord or his/her representative. Not so with your mortgage lender.
Renting: The Bad News
Short-term commitment. You have the advantage of a short-term commitment, but so does your landlord. You could fall in love with the home in which you live and want to live there forever despite your short-term lease. The landlord is only obligated to honor your lease. After that term is over, the landlord has more options than you do.
Lack of financial incentives. There really are no tax advantages for rentals. I doesn’t matter how much the house appreciates, it’s not your house. You’re not building equity. You’re simply paying for a place to live and when you walk away, the landlord keeps the equity for which you paid.
“Don’t fence me in.” When you rent a home, there will be restrictions on the type and amount of re-decorating and renovating you do. Any improvements you make will likely need to be approved by the landlord short of simple wall décor, furniture, and window dressings. That can feel stifling and any real improvements you make (with permission of the home owner, of course) will benefit the property owner in the long run, not you.
No pets allowed. This might seem minor to some people, but to others, the opportunity to own pets is a major consideration. Some people have to give up pets all together to rent a home. Others are restricted in the size and type of pets they can own.
Rental rates go up. When you rent a home, you are subject to the whimsy of the economy. Once your lease term is up, you will need to renegotiate your rental terms and that could mean an increase for you. Rarely (if ever) will it mean a decrease in the amount of rent you pay.
Owning: The Good News
Long-term commitment. If you fall in love with an area and plan to stay there for more than three years, you will enjoy the security of knowing you are in it for the long-haul. As long as you make your payments and meet your obligations to your lender and home owners association (where applicable), you will be the proud owner of your piece of the American dream.
Financial incentives help. If you buy the right home in the right market (it’s my job to help you determine both), you could see a significant increase in the value of your home over a long period of time. You can cash in on that value when you are ready to <a href="https://www.cedarcityonline.com/duck-creek/" target="_blank">sell a home in Duck Creek</a>, and even by obtaining a home equity line of credit to pay off high-interest debt. There are also some tax advantages to home ownership that could save you money in the long run.
You are free to renovate. Move walls, paint them, change the flooring, remodel the bathroom, and install new kitchen cabinets! This home will be your space and yours alone so make it your own. As long as you’re smart about the remodeling you do, you could even increase the value of your home while improving your quality of life. In some cases, there are tax advantages for improvements in energy efficiency and more.
Enjoy your pets, family & friends. Unless you live in a home owners association (HOA) that prevents it, you can freely enjoy your pets in the privacy of your own home and on your land. Everybody has to obey the laws of the land, but you will definitely have more freedom.
You can count on your payments to remain the same. Once you negotiate a fixed-rate mortgage, your home payments are fixed no matter the rate of inflation or the value of your home. Taxes could increase, insurance rates can go up, but your mortgage payments will remain steadfast if you opted for a fixed rate loan.
Owning: The bad news
Long-term commitment. Some of us have gypsy souls and like to move around. Sometimes occasions arise that require us to move for work, family, etc. That’s much harder to do when you own a home compared to renting.

You know what? Any housing market can; but, for now, sellers continue to enjoy a market advantage over buyers here. When you watch the market as closely as I do, it can be a bit of a rollercoaster ride.

Why do sellers still have the advantage? In Cedar City we have less than a six-month supply of inventory. In part, it’s a simple matter of supply and demand.
Some are predicting a market crash. The market can’t possibly hike as high as ours has and not eventually plummet to the ground, right? Well, now, wait a minute. I beg to differ. While some area’s housing markets rocket to the sky and are flowing back down to the ground, the Cedar City market grew more gradually, as did other <a href="https://www.cedarcityonline.com/communities/" target="_blank">communities real estate markets surrounding Cedar City</a>. Sure, it might level out, but we’re not seeing outrageous numbers that bring visions of bubbles bursting (at least in my head).
The Utah economy is strong. Interest rates are still great. Unemployment is low and housing prices have increased an average of about 3.5 percent since the market began to recover after the recession. Now, before you start feeling confused about why housing prices seem to be so high right now, remember I said an average. That’s the key word here.
Some years the market increases by 2%. Some years we see a 12% increase. I have found consistently when you had them up and divide the number by the number of years considered, the average is about 3.5%. We experienced some years of deep decline. Historically, the housing industry self-corrects. I will say, it could begin to soften in the near future.
Money Flows Up I-15
Here’s the thing, money flows up and down the <a href="https://en.wikipedia.org/wiki/Interstate_15" target="_blank">I-15 corridor</a>.
When California’s market softens, we see Las Vegas start to dip, then Mesquite, then St. George and it eventually makes its way to Cedar City. We are already seeing a slight decline coming our way. Remember the old adage “the bigger they are, the harder they fall?” You can apply that to Cedar City too. We didn’t experience some of the insane increases other areas did, so our market isn’t likely to dive (although it will undoubtedly level out at some point). I don’t have a crystal ball, but if I did, you would be the first to know!
Mid-Year Market Check-Up
In the interest of keeping this simple, let’s look at the numbers January through the end of July. We’ll compare this year to 2018. This year, 618 homes sold in the first seven months. Last year a total of 688 homes had sold. That’s a negative difference of 10.2% based on figures provided by our local Multiple Listing Service (MLS).
By the end of July, the average sold price of a home was $234,978 compared to $225,972 in 2018. That’s a 3.99% increase. Remember though, that’s only one month. To get a better picture of the market trend look at the seven-month stretch.
The average sale price from January to July was $224,620 compared to $217,170 in 2018. So this year, we saw a solid 3.43% increase in home prices. (See table Summary Statistics).
It’s interesting to note that while the prices of homes was up in July this year (105) compared to last (124) decreased by 15.3%.The slowing trend began in January and continued through July. The YTD home sales by the end of July this year was 618 compared to 688 sold by this time in 2018 (a 10.2% decrease). Homes did sell an average of 21.82% faster during the period of consideration this year (86 cumulative days on the market) compared to last (110).
Once again, this is a brief evaluation of a short period of time. I’m not ready to call any major changes, but I’m always watching and invite you to watch too! The bottom line, the market is steady for now, home sellers still have an advantage; but, with mortgage rates at 3.794% for a 30-year-fixed rate there are some definite advantages for buyers too.

Ready or not, school starts today. Was that a collective sigh of relief I heard whooshing from so many Cedar City homes?
It’s been a beautiful summer. I could not have imagined my children and I would find so many thrilling activities right here in our own hometown. I’m just going to admit it – there is something to be said for peaceful silence if only for a few hours. Those of you with kindergartners have another week to enjoy the little ones. Kindergarten starts Aug. 20.

In the spirit of education (and celebration of the first day of school, of course), I want to tell you a little more about the Iron County School District. Whether you have lived here a lifetime or you just purchased a new home in Cedar City, you just might learn something new.
The <a href="https://irondistrict.org/">Iron County School District</a> operates under the direction of Superintendent Shannon Dulaney. The school board is made up of representatives of five different precincts. If you’re not sure who represents your area, <a href="https://irondistrict.org/schoolboard/">click here to learn more</a>! These board members represent specific areas and welcome your input. Parental involvement is the key to every child’s education. I think you’ll find them receptive to your comments, questions and yes, even your complaints.
Enrollment in Iron County Schools for the 2018-19 school year was about 10,122 in 19 schools. This includes six secondary schools, nine elementary schools, four alternative schools and three pre-schools.
Cedar City is just big enough to attract some masterful educational programs, but small enough to offer the opportunity of getting to know your child’s educators on multiple levels and outside the classroom.
Cedar City Knows SUCCESS
Cedar City is home to more than 30,000 people (we’ve seen a 9% growth rate since 2019), according to BestPlaces.org. The median age here is about 26.7. Our population is young and our kids are a high priority.
I’m proud of all of our schools, and I am particularly proud of one of the district’s gems known as <a href="https://www.successacademy.org/index.html">SUCCESS Academy</a>, an early college high school. Because Southern Utah University (SUU) helps Cedar City focus on higher education, our students have an amazing opportunity to jump start their learning through this futuristic program. SUU hosts SUCCESS Academy at 654 W 200 S, Cedar City, UT 84720. It’s located in SUU’s Multipurpose Center.
This is a hot tip for parents with students headed for college. SUCCESS Academy can give students a head start on college and consequently help parents save. The emphasis for this program is Science, Technology, Engineering and Math. Students who are extremely motivated and very focused can complete the program’s course sequence and earn credit toward an associates degree while earning a high school diploma. In fact, many students become so engaged they finish high school with a diploma and an associates degree.
SUCCESS Academy is associated with the Utah ECA (Early College Alliance). The mission of ECA is to support Utah's Early College High Schools and the unique characteristics of each high school by cultivating conditions and advocating for sportive policies that advance the Early College High School goals.
Because it’s a public charter school, SUCCESS Academy doesn’t charge students who want to take this opportunity to get ahead. Of course there are many of the standard high school participation fees. There might be some costs associated with college courses.
Cedar City Home to Great Learners
Whether your child was just born, starting pre-school, entering high school or ready for college, Cedar City is home to some fantastic education institutions. There are opportunities to learn throughout the community in schools, museums, art centers, theaters featuring live shows, multiple festivals and in multiple state-of-the-art venues.
